The Milestones Towards Your New Beachside Lifestyle

1.
LAND PURCHASE

You have chosen a block that will best suit your lifestyle, and have been working with a builder to design your new home

2.
ENCUMBRANCE APPROVAL

You have achieved Encumbrance Approval, confirming that your new home meets all the requirements under the encumbrance to ensure that your home will sit proudly amongst other premium homes in your street.

3.
COUNCIL APPROVAL

Once you have achieved your Encumbrance Approval at Fort Largs, your builder can finalise plans for your new home for lodgement with Council. Your builder will guide you through the Development Approval process, which requires Planning Approval and Building Rules Consent.

4.
CONSTRUCTION OF YOUR NEW HOME

Once full Development Approval is in place, your builder will be able to commence work on your new home. This includes site and drainage works, and any retaining and boundary fencing.

FRONT LANDSCAPING BONUS OFFER

Close to the completion of your new home,  our landscape contractors will contact you to put plans in place for your front landscaping. They will arrange an appointment time to meet you at your lot to discuss the process.

5.
FRONT LANDSCAPING

As part of your land contract, the soft landscaping in your front yard will be completed by our selected landscape contractor, once your home is completed and all other encumbrance requirements have been met.

At this stage, you can request an inspection by the Fort Largs Encumbrance Team to ensure that your front yard is ready for landscaping!

You will need to complete a checklist form to confirm all encumbrance requirements have been met.

6.
YOU ARE NOW PART OF THE NEW FORT LARGS COMMUNITY

 

LAND SETTLEMENT & CONSTRUCTION

Land settlement may occur before or after you have achieved your Encumbrance Approval. The land may still be under construction when you have been granted Development Approval by the relevant authorities. Your builder will need to wait for the land construction process to be complete, prior to commencing building works.
